A note on per-square-metre numbers
Per-m² figures are a useful starting point, never a quote. Site access, slope, soil class, council requirements and your finish choices can move a build by 15–25%. We document and cost your home properly before any contract is signed.
What changes the budget most
- Single-storey homes on flat blocks are generally the most cost-efficient.
- Repeating window and door sizes reduces joinery and cladding waste.
- Lots of small, complex rooms cost more than fewer, larger, considered ones.
- Sloping or salt-spray sites add engineering, drainage and corrosion cost.

Is a knockdown rebuild cheaper per m² than a new block?+
